This access statement does not contain personal opinions as to the suitability for those with access needs, but aims to describe accurately the facilities and services that we offer our holiday makers to enable them to make an informed decision about the suitability of the premises for their holiday.

 

Access Statement for Forge Cottage
2 Carlton Road, Helmsley, North Yorkshire, YO62 5HA

 

Introduction

Forge Cottage is ideal for those who want a memorable and relaxing self catering holiday in the North Yorkshire Moors National Park.  Forge Cottage is located a 5 – 10 minute walk from the centre of the market town of Helmsley.  The paths between Forge Cottage and Helmsley centre are level with no noticeable inclines or declines.

Forge Cottage was built in the middle of the 19th century with a more recent side extension.  Forge Cottage sleeps 6 people and has three bedrooms.  All the bedrooms are on the first floor with two bedrooms in the older part of the cottage and one bedroom in the side extension.  There is a bathroom on the first floor of the older part of the cottage and a shower room on the ground floor of the side extension.

Pre-Arrival

The nearest bus stop is at the end of Carlton Lane where it meets Linkfoot Lane (A170).  This is approximately 40 m from Forge Cottage.  This bus stop is served by the 128 bus from Scarborough to and from Helmsley Market Place.  90% (as of March 2015) of the buses can accommodate one wheelchair.  Bus times can vary please consult the operator’s website www.eyms.co.uk.

Carlton Road has a pavement both sides that are wide enough wheel chair and mobility scooters.  The driveway to the property has a dropped kerbstone.  The payment opposite has a dropped kerbstone approximately 5m opposite Forge Cottage’s driveway.

Shopping can be delivered to the property by Tesco supermarket.  Please see www.tesco.com.  Please consider ordering your online shopping before you arrive at the property to confirm the availability of a delivery slot at a time that suits you.

 

Key Collection, Welcome and Car Parking

There will be two keys available for use during your stay.  One key for the property will be available in the key safe to the right of the back door.  The key safe is situated 45”(140cm) above the patio which is a 4”(10cm) step above the level of the back door.  The key safe is illuminated by an outside lamp on a motion sensor if it is dark.  A second key for the front door is available inside the cottage in the lock of the front door.

Parking for three cars is available outside and to the right of the property.  The parking area is level and has a gravel surface.  From the parking area there is a paved 8yards (7m) walkway to the front door that is 44”(120cm) wide with a 1”(2.5cm) step from the gravel and a paved 8yard (7m) walkway to the rear door that is 35.5”(90cm) with a 1.5”(4.5cm) step up from the gravel. Entrance to the rear paved walk way is via a gate that is 39”(100cm) wide.

The rear of the property is well lit at night by motion sensor lighting.

 

Entrance to Property

Entrance to the property is available via both the back door and the front door.  On arrival, the back door key is available in a key safe and the front door key is available inside the cottage in the front door.

The back door is 28”(71cm) wide and there is a 2”(5cm) threshold to the door.  The back door leads directly to the kitchen.  There is a 5.5”(14cm) step down into the kitchen that is 14”(36cm) from the back door.  The floor inside the kitchen is wood with a small foot mat by the back door.

Step free access to the property is available via the front door.  The front door is 29” (73cm) wide and has a 3”(7.5cm) threshold.  The front door leads to a small hallway that is 29”(4cm) wide (allowing for a radiator on the right hand side) and which leads straight on to the living room and to the left up a staircase to the first floor.  The outside of the front door is lit at night by an external lamp on a timer.  There is a light switch to the left of the front door (upon entry) which turn the light on at the top of the stairs.  The floor covering inside the entrance is short pile carpet.

 

Stairs, Landings and Passageways

There are two staircases in the cottage.  From the entrance hall by the front door there is stair case with 13 steps with a hand rail on the right hand side.  The staircase turns to the right at the bottom and is 30”(76cm) wide.  The floor covering on the staircase is short pile carpet.  These stairs lead direct to the landing with access to bedroom 1, bedroom 2 and the bathroom.  The floor covering on the landing is short pile carpet.

There is a second staircase from the Inner Hall behind the kitchen.  This staircase has 10 steps with a handrail on the left.  The staircase turns to the left at the bottom and is 26”(66cm) wide.  The floor covering is short pile carpet.  This staircase leads direct to bedroom 2.  There is no door at the top of these stairs.

Neither staircase has stair gates at the top or bottom.

 

Ground Floor – Inner Hall

The inner hall is accessed from the kitchen with level entry from the kitchen.  The doorway is 28.5”(72cm) wide.  The inner hall has access to the downstairs shower room and the staircase to bedroom 2.  The inner hall has a wardrobe and a cupboard containing the gas boiler.  The floor covering is wood.

 

Living Room / Dining Room

The living room is on the ground floor with level entry from the hallway.  The door opening to the living room is 28”(71cm) wide.  The living room has a mixture of seating with two sofas and two easy chairs and a small nest of occasional tables.  All furniture can be moved.  There is a wide screen 27” digital television with remote control and a DVD player with remote control.  Lighting is natural daylight and ceiling lighting and table and standard lamps.  The floor covering is short pile carpet.

The dining area is situated at the back of the living room nearest the kitchen door.  The dining table and six chairs are moveable.  The dining table has legs on each corner and the gap between the floor and the lowest point of the table is 25”(63cm).  There is free space around the table.  The dining chairs do not have arms.  Lighting is by natural daylight and ceiling and table and standard lamps.  The floor covering is short pile carpet.

The conservatory is accessed through double doors.  There is one step 8“ (20cm) up and 18”(46cm) deep to the conservatory and a 4”(10cm) threshold through the door.

The kitchen is access though a single door.  This door is 24”(61cm) wide and 69”(175cm) high.  There is step 6”(15cm) down immediately after the door.  The door goes through the original exterior stone wall of the cottage making the doorway 25”(63cm) deep.

 

Conservatory

The conservatory has a sofa and table with two wooden chairs.  There is also a bookcase and library table.  The sofa is moveable but is quite heavy.  The table and wooden chairs are moveable.  The wooden chairs have arms and the gap between the floor and the lowest point of the table is 29”(73cm).  The lighting is natural daylight and there is a wall mounted electrical light switch and standard lamp.  Flooring is tiled with a small rug in front of the sofa.

 

Kitchen

The kitchen is situated on the ground floor.  From the back door there is a 5.5”(14cm) step down into the kitchen that is 14”(36cm) from the back door.  There is a step down from the living room into the kitchen that is 6”(15cm).

The oven doors are hinged on the right hand side.  The main oven has a handle that is 27”(69cm) from the floor.  The warming oven is situated under the main oven and has a handle that 12”(30cm) from the floor.

The work tops are 35”(88cm) above the floor.  The sink is 33.5’(85cm) above the floor. 

There is a fridge freeze, the lowest shelf in the fridge is 40”(120cm) and the highest shelf in the fridge is 66”(169cm) the lowest draw in the freezer is 17”(43cm) from the floor.  The handle to the fridge is 44.5”(113cm) above the floor and the handle to the freezer is 26.5”(68cm) from the floor.

There is a table in kitchen with four wooden chairs.  The table has legs on each corner and the gap between the floor and the lowest point of the table is 25”(63cm).  The table is positioned against the wall but can be moved.  The chairs do not have arms.  Lighting is by natural daylight and ceiling halogen lighting.

Glasses and crockery can be moved from the wall cupboards to lower cupboards.  Please request this when booking.  The kettle is electric.

The floor is wooden.

 

Bedrooms

Bedroom 1

This bedroom is on the first floor and has step free access from the landing.  The door from the landing is 25”(63cm) wide.  There is a king sized bed.  The height from the top of the mattress to the floor is 24”(61cm).  Lighting is by natural daylight and at night overhead lighting and bedside lamps.  The pillows on the bed are non-feather and the feather duvet has a hypoallergenic duvet protector on it.  The floor covering is short pile carpet.

 

Bedroom 2

This bedroom is on the first floor.  The door is 25”(63cm) and  access to the bedroom has restricted head height 67”(170cm) and has three steps down from the landing.  There are twin beds.  The height from the top of the mattress to the floor is 25”(63cm) and 22”(56cm) respectively.  There is restricted head height in this room due to the sloping ceilings in the cottage.  Lighting is by natural daylight and at night overhead lighting and bedside lamp.  The pillows on the bed are non-feather and the beds have non-feather duvets.  The floor covering is short pile carpet.

 

Bedroom 3

This bedroom is on the first floor and is accessed direct from the stair case from the inner hall behind the kitchen.  There is a queen sized bed.  The height from the top of the mattress to the floor is 19”(49cm).  Lighting is by natural daylight and at night overhead lighting and bedside lamps.  The pillows on the bed are non-feather and the bed has a non-feather duvet.  The floor covering is short pile carpet.  There is slightly restricted head height on one side of the bedroom (where the head of the bed is situated) due to the sloping ceilings in the cottage.

 

Ground Floor Shower Room

The shower room is situated off the inner hall with step free access from the inner hall.  The door from the inner hall is 25”(63cm) wide.  There is a quadrant style shower cubicle which has a 3.75”(9.5cm) threshold with a double sliding door that is 15.25”(38.5cm) wide.   The shower is a mains power shower with a twist control for the water temperature.

The WC is 16.75” (42.5cm) high.  The washbasin is 32.25”(82cm) high.  The washbasin is fitted with a single lever mixer-tap.

The shower room is well lit with natural daylight and overhead LED lighting and a light over the mirror.

There is a pull switch for the shower room light that hangs down to 48”(122cm) from the floor.  There is a light above the wash basin - the switch is on the right hand side and is 76" (193cm) above the ground.  The shower room is fitted with electric fan ventilation.

The flooring is tiled.

 

First Floor Bathroom

The bathroom is situated off the landing with step free access from the landing.  The door from the landing is 28”(71cm) wide.  There is a bath with shower over.   The edge of the bath is 24.5”(62cm) above the floor.  The bath is fitted with lever taps.  The shower over the bath has one twist knob to turn the shower on, and one twist knob to control the temperature.  The shower screen folds out.

The WC is 16.5”(42cm) high.  The washbasin is 35.5”(90cm) high.  The washbasin is fitted with lever taps.

The bathroom is well lit with natural daylight and overhead lighting.  The bathroom room is fitted with electric fan ventilation.

The flooring is tiled.

 

Garden

There is a paved patio area accessed from the kitchen.  The patio is split level with a step of 4”(10cm).  On the raised patio there is a wooden table with 6 wooden chairs.  The table and chairs are all moveable.  There is some space around the table and greater space can be provided by moving the table.

The garden area is approximately 25m long and 35m wide and is mostly lawn.  There are mature plant borders and there is a small pond in the south east corner.  There is a wooden garden bench in the north east corner of the garden and there are deckchairs available (please see Welcome Folder for more details).

 

Additional Information

Assistance dogs are welcome.

All areas of the cottage (apart from the conservatory) have good colour contrast between the walls and the floors.  The doors are either stripped wood or painted white and most walls (except bedroom 3) are light in colour.

Mobile phone reception is available on all major providers networks on 4G.

The nearest Accident and Emergency unit is situated at York District Hospital which is a 20 miles (45 minute) drive away.  The nearest doctor’s surgery is on Carlton Road.  Turning right out of Forge Cottage the surgery is approximately 75m further up Carlton Road on the north west corner at the junction with Carlton Lane.  The telephone number of the surgery is 01439 770288.
